The spacious layout flows seamlessly into a fully equipped kitchen featuring stainless steel appliances, a coffee bar, and generous counter space for preparing meals. This five-bedroom Fredericksburg retreat comfortably sleeps up to twelve guests and is thoughtfully arranged for privacy and rest. The primary suite includes a king bed, cozy fireplace, sitting area, and a luxurious en suite bathroom with a walk-in shower, double vanity, and makeup counter. The second downstairs bedroom also offers a king bed with its own private bathroom and stand-up shower. Upstairs and mid-level bedrooms provide flexible options for groups, one with two queen beds, one with two twin beds sharing a hallway bath with a tub/shower combo, and a fifth bedroom upstairs with two twin beds and a private en suite bath.

Morgan, room to spread out is exactly what we were after with that house, so it's good to hear it landed that way. Folks tend to notice the space most when the whole group is inside and nobody is tripping over each other. Next time you're out this way, take a morning at the resort pool before the heat sets in, or bring bikes and ride the loop early when the deer are still out. We rented this lovely home for a girl's weekend. The house is large and accommodated the 8 of us easily. It sits in a quiet neighborhood and is an easy drive into town. We didn't use the spa in the back however it was nice to sit outside in the evening and have dinner. There are a few maintenance issues that need to be taken care of however I am sure the owner will rectify them. Enjoy

We had a wonderful stay in this home! We were a group of 10, and the house was perfect — spacious, clean, and very comfortable for everyone. The location was great, close to Main Street but still quiet and relaxing. Everything was exactly as described, and communication with the host was smooth and easy. We would definitely stay here again and highly recommend it for larger groups!

We stayed at this house in Fredericksburg with a group of 11 people, including four teenagers, and had a great experience overall. The house is very spacious, with plenty of room for everyone to be comfortable. It has three full bathrooms, a complete kitchen, two large TV screens, and a pool table that kept both adults and teenagers entertained throughout the stay. The outdoor bonfire area with chairs was another great feature that we really enjoyed. The house is not brand new, but everything functions 100% as it should, which is what really matters. Communication with the management company was good during our stay. The only minor issue was that we did not receive the access code upon arrival, and it took about 10 minutes to get in touch with them to get the code and enter the house. After that, everything went smoothly. The location is excellent—very close to downtown Fredericksburg—which made it extremely convenient for our plans. Overall, we had a wonderful time, and both adults

Octavio, eleven people and a pool table that kept the teenagers off their phones sounds like the trip working exactly as it should. You should not have stood at the door for ten minutes hunting for a code. Codes now go out by text the morning of arrival and again two hours before check in, so it is in your hand before you turn off the highway. You are right that the house is not new, but it is looked after. Come back with the same crew when the peaches hit in summer, and get that bonfire going early. The location was great. We lovedthe sauna and plunge pool. We used the room for a workout area and also to sit and relax. Sliding glass doors on one wall allowed us to open up to the backyard space.

Denise, the sauna and plunge pool combo is genuinely one of our favorite features at that house, and hearing that you worked out, unwound, and threw open those sliding doors to the Hill Country air is exactly what we built that space for. Your private note about the dishwasher and dryer was helpful and those two appliances have already been serviced. When you come back, bring your workout gear and plan a full evening around that backyard once the sun drops below the hills. It is something else!

We (3 families) shared this house and enjoyed Fredericksburg. We had a lovely time, and kids and adults very much enjoyed the house. We most enjoyed the living room, fire pit, and sauna space. The plunge tub was even heated, which was a very pleasant surprise to us.

Wendy, the heated plunge tub is one of those things we love not telling people about ahead of time, so it is good to hear it landed. Three families, one living room, and nobody fighting over the fire pit is about the best review that space could get. Next time you are out this way, come in the fall. The evenings cool off enough that the fire pit and sauna get used back to back, and Fredericksburg is quieter once the summer crowd thins out. Come see us again. This property was a great fit for our group of 10. The common areas were large and comfortable, which was a top priority for us when booking. It's hard to find a place where 10 folks could dine together or play games together while still being comfortable. While the home was generally clean and well-kept, I wouldn’t describe it as “luxury” as stated in the listing. A few small updates and attention to detail could really elevate the space and bring it closer to that level.

Khim, finding a house where ten people can actually sit down together at one table and not feel like they're eating in shifts is genuinely hard to pull off in the Hill Country, and glad this one delivered that. Your note about the listing language is fair, and we are updating the amenity descriptions and adding kitchen towels, a drying mat, and a blender to the house. The cleaning detail you flagged has been corrected as well. Bring the group back for a fall weekend when the Hill Country cools down and the porches become the best seat in the house!

We had a great time at this house. Everything was lovely, though we were a little disappointed that we weren’t permitted to open the garage door to the pool, as shown in the pictures. Overall it was a great place to stay for our group.

Anonymous, the garage door to the pool is something guests genuinely love about that house, and your group not being able to use it the way the photos show was a real miss. We have updated the house guide to make that access policy clearer before arrival so no future group lands in the same situation midstay. A ten out of ten despite that says a lot, and it means even more coming from a full group trip. If you come back in summer, that pool setup with the door open is worth the return on its own.
