Enjoy the ultimate getaway in this spacious southern complex located just 5 minutes / 2.1 miles from the Dripping Springs city center. This home's backyard is your personal oasis with a swimming pool, fire pit, propane BBQ grill, yard games (bean bag toss, giant Jenga, etc.), patio furniture.

Inside, you can curl up on the comfortable living room furniture to enjoy your favorite movie on the flat screen TV. Home chefs will enjoy cooking in the modern kitchen and seating is available for 6 guests in the formal dining area with 3 additional stools placed around the kitchen island.

BEDROOMS 
On the main floor of the home, you’ll find the Master bedroom (with King bed and a Day Bed) and ensuite Master bathroom, Bedroom Two (with Queen Bed), Bedroom Three (with two Twin Bunk Beds), a guest bathroom, the living room, dining room, kitchen, and laundry room.
Upstairs on the second floor of the home, you’ll find Bedroom Four (with Queen Bed), Bedroom Five (with Two Queen Beds), and Bedroom 6 (with Two Full Beds).

We have an annual friend retreat we've been doing for 6 years and this is one of the best Airbnbs we have found! The space is just as described, beds are comfortable, and the bathrooms and kitchen are great. Even the bedroom with the sloped ceiling and beds on the floor was comfortable. But the pool and hot tub are the gem of this airbnb! The pool gets perfect shade in the afternoon and feels like a private oasis. Theres lots of parking, the house was clean, and overall I would definitely stay here again.

Jesus, glad you had a great time out here in the Hill Country. Short and sweet, just like the best stays. When you are ready to come back, fall is something else at the house, cool evenings, the cedar and oak doing their thing, and a whole lot quieter than summer. Hope to see you again soon!

It was real close to the wedding venue and it was nice to have the whole family under one roof A few hiccups with the grill other than that it was very nice for us.

We liked the location being close to Dripping Springs. The booking was deceiving in that the posted price did not include taxes. I did not like the constant emails trying to sale more services.

We enjoyed our time at Peabody Ranch! The pool and outdoor area were a definite highlight. The team was responsive to our needs and you could tell they care a lot about guest satisfaction. I think if they figured out a way to allow guest to have control of the hot tub rather than texting them to turn on, and upgraded a few of the supplies and small appliances in the kitchen, this place would be 5-stars across the board.

Shauna, that pool and outdoor area drawing so many good memories means everything to us. On the hot tub, you are right that waiting on a text to get things going cuts into relaxation time, so we are installing a guest-controlled timer panel this season. The kitchen is getting a full restocking too, a large-capacity coffee maker, extra pots and pans, kitchen towels, and the fridge filter is already replaced. A house that sleeps that many people has to be stocked to match. Come back when the wildflowers are running through the Hill Country and that outdoor space will be even better!

What a great place to stay! We felt right at home as soon as we walked through the front door. It was a great gathering place for our family to get together. We thoroughly enjoyed the pool and the feel of the house. My kids were very disappointed that they had to leave. We will definitely be back soon. Thanks so much.

Jonathan, kids who don't want to leave is about the best review a pool and a house can get. Family gatherings are exactly what the property is built for, and hearing that it felt like home from the moment you walked in means everything. When you make it back, try to time it for a Hill Country sunset from the back, because the evenings out here are something else!

12 of us old high school friends get together every year. We were all so happy to stay at Peabody Ranch. The house was beautiful with plenty of bedrooms and an outdoor sitting area for reminiscing. We will definitely keep this in our list of top places to stay
