Inside, you’ll find a bright, open living space perfect for gathering, enjoy movie nights, board games, or quiet evenings by the cozy electric stove that adds vintage charm without the fuss. The fully equipped kitchen invites home-cooked meals, complemented by a dining table for shared dinners, a breakfast nook for casual mornings, and a dedicated coffee bar to start each day right.
Each of the three bedrooms features a king-size bed with plush linens and fluffy pillows, ensuring restful nights after days spent exploring. The primary suite includes an en-suite bathroom with a dual vanity and spacious walk-in shower, while the second bathroom also offers a modern stand-up shower. A washer and dryer are available for guest convenience, perfect for longer stays or river days.
Step outside to embrace true Hill Country living. A spacious deck provides the perfect setting for outdoor dining and grilling, while the private hot tub offers a relaxing place to unwind under the stars.
Guests enjoy access to the Pedernales River, ideal for kayaking, floating, or simply soaking in the peaceful views. Meet the animals! Domino (spotted female donkey), Rosco (gray male donkey), Chester (white male llama) and Dolly (brown female llama) love visitors. Feel free to bring some carrots to feed them!
Fresh farm eggs: There's a chicken coop right here at Sage where our chickens lay fresh farm eggs, and guests are welcome to help themselves if they'd like!

Pet fees & rules:
We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.
-Pet fee(s) of $115.00 plus tax will apply in addition to the nightly rate.
-Maximum of two dogs allowed with a combined maximum weight of 50 lbs.
-Please keep your pups leashed outside and clean up after them.
-A separate pet waiver must be signed.
-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.
