Kari, hearing that the beds got called out is a good day for us, we swapped those mattresses out last year and it is nice to know it landed. Glad the house felt clean and dialed in, and that getting into downtown Fredericksburg was easy. You also flagged the flood of emails and texts, and you are right, it was too much. We have cut the pre arrival messages down to two, one confirmation and one with door codes and parking, and nothing during your stay unless you reach out first. The place was beautiful, clean and very organized. The patio was so nice to just sit in the morning and chill. So comfy. Catharina, being walking distance from Main Street is one of those things that sounds simple until you actually live it for a few days, and it sounds like you made the most of it. Ryan, best beds in any Airbnb is high praise, and I am glad that backyard got used the way it was meant to be, fire pit going and the grill earning its keep. The grass burrs in the living room rug are a fair catch. That rug now gets a burr comb and a deep vacuum pass at every turnover, and we have put a boot brush and mat at the back door so less of the yard comes inside with you. Come back when the weather cools off. Fall evenings around that fire pit, with downtown a short walk away, are hard to beat. The house was a 5 min drive to Main Street, making it easy to get around and do things! Not a walkable area if that’s what you’re looking for, but for the short drive and price, it felt like a perfect combo to us. The house was really clean and nice. Parking for 1 car in the front, 2 in the back of the house which made it a little difficult since there was no way to lock the back door without someone locking it from inside the house and then going through the front door. Laura, that five minute drive to Main Street is one of the things we hear guests appreciate most about the house, and it sounds like it fit your trip perfectly. The back door lock situation is a real inconvenience and we are adding an exterior keypad to that door so guests parking out back can come and go without the workaround you described. Glad the communication side of things landed well. The fenced in yard was perfect for our pup while we enjoyed some corn hole and patio dining. The kitchen had everything we needed to make nice meals, and we felt very comfortable and at home. We had a party of 6 . Perfect amount of space for all of us . House was super clean ! Beds were a little too comfy lol we slept like babies . We had four cars , put two in the carports at the back of the house . One in the drive way and one on the street . Carports were on the small side so no trucks or bigger SUVs . Instructions were very clear for check in and out . Only thing was at night the master got a little warm but nothing unbearable . My only suggestion would be room spray for the bathrooms (fabreeze , glade etc.) . I would book again for sure ! Fair warning one of the vents in the master is a heater … and boy does it work . Also the neighbors have dogs and the fence is wired so they barked sometimes when we were out back. Nothing crazy .Anonymous - Posted: 9/21/2025
Jadyn, six people, four cars, and beds so comfortable nobody wanted to leave sounds like a trip done right. Bathroom spray is now stocked in all the bathrooms, straightforward fix and a fair call. The master bedroom vent is a beast in the best way once you know how to work it, and it sounds like your group figured that out. Next time you come back, try sitting out on the back patio in the morning before the neighbors' dogs even wake up.
